Here is a brief outline of the conveyancing process for a sale. We will guide you every step of the way. Please contact us for more information.
It is likely that your buyer will want to raise searches on your property. This is to see if there are any issues which may affect them in the future or their mortgage. They may raise enquires regarding the property. We will also ask you to complete some forms including the property information form and the fixtures, fittings and Contents form if they are required.
We will obtain a copy of your title deeds from the land registry if your property is registered.
If your property is not registered, then we will ask you to provide the title deeds to the property.
We will draw up a contract which usually are on standard terms and try to agree on the terms of the contract.
Once both parties are happy with the terms of the contract the contract will be exchanged. At this point, you become legally committed to the sale.
Completion dates are usually set two weeks after exchange, but this can be agreed between the parties.
Friday is a popular day for people to exchange on as it gives people the weekend to sort things out in their new home. You may want to consider a different day as it is likely that solicitors and estate agents will be less busy. Also, if there are any issues and the transaction is supposed to happen on a Friday then it may be that you must wait over the weekend for it to be resolved. This is because solicitors generally do not work over a weekend.
On the completion date, the buyer will pay us the final balance. We will either transfer it for your purchase or arrange it to be sent to you. We will arrange for any mortgage to be discharged and ensure that it is correctly registered with the land registry.
